Due diligence (CRE)
The investigation a buyer performs before closing — verifying the financials, leases, title, condition and legal standing of a property.
In commercial real estate, due diligence is the investigation a buyer conducts between going under contract and closing: verifying the rent roll and leases, reviewing operating statements, checking title and survey, assessing physical condition and environmental risk, and confirming legal standing.
It is document-heavy and time-boxed. Software that classifies, extracts and reconciles the data room makes diligence faster and the conclusions traceable.
